Briohn Building Corp. of Brookfield has started the massive site work necessary to build a 200,000-square-foot industrial warehouse at 1505 Gateway Blvd. The warehouse is the biggest current building project in Beloit outside of the Ho-Chunk casino project.

BELOIT — The massive construction of the $500 million Ho-Chunk Casino and hotel has dominated the headlines in 2025, but Beloit’s Gateway Business Park is booming as well.
Construction started in September and October on three major projects in the district that was launched in 2001 with “shovel ready” sites in hopes of luring new employers to Beloit who were eager to be near Interstate-90.
On Sept. 18, Gateway Brewing (G5 Brewing) took out a $2.65 million permit for a 7,643- square-foot special events building that will have a bar, kitchen, suites and be able to hold events for up to 275 people.
On Oct. 9, Blackhawk Transport, a Hendricks Holding Co. business that specializes in dedicated contract trucking services and private fleet replacement, took out a $30,000 permit for the footings and foundation for a new office building. That’s the first step of a two-part project. Blackhawk plans to build a 10,000-square-foot office building and 11,000-square-foot truck service building.
Drew Pennington, Beloit economic development director, said Blackhawk estimated the project will cost about $8 million when applying for city funding earlier this year.
On Oct. 28, TDC Beloit LLC, an entity set up by Central Land Company III of Milwaukee, pulled a $13.5 million permit to begin building a 200,000-square-foot warehouse and distribution center for a single end user that still has not been identified. That project alone could create up to 150 new jobs in Beloit over the next 10 years.
There have been 14 building permits valued at more than $1 million taken out in the City of Beloit and Town of Beloit this year. Six of them are related to the casino project, which officially started construction on Oct. 25, 2024.
Two of the 14 projects are in the Town of Beloit — a new warehouse and office building for Beloit Auction & Realty, and a pharmacy remodel and office expansion by Mercyhealth at 1400 E. Inman Parkway.
Just two of the 14 projects are west of the Rock River. Gilbank Construction is expanding and remodeling a gas station/convenience store at 1407 Liberty Ave. and Gilbank is the lead contractor on the conversion of the former Royce School into the Next Steps Family Resilience Center.
